The Process To Selling Your Home
Discovery & Research
I will tour your home and give my insights on what will help your sale. We will discuss the process and develop initial marketing strategies.
We discuss the value of your home, review the calendar of expectations, sign documents and enter into contract. Your ready to list!
All of the marketing materials are collected. From photography to lock boxes on your home. I make sure everything is prepared for launch day.
Once an offer has been made, we will review all terms and conditions and respond as needed.
Your buyer will hire an inspector to check your home and is likely to recommend repairs and or upgrades. I will negotiate on your behalf.
The lenders requirements are met and closing has been scheduled. I will review the figures and the buyer has a final walk through of your home usually within 24-48 hours prior to closing.
Final step! Documents are signed, keys are exchanged and the proceeds received. You may cancel your utilities and insurance.
The Home Buying Process
Partner With A Agent
By entering our partnership, you will receive local insite and I will provide information about your neighborhood’s inventory. You will instantly have access to off market properties and market advantages.
By getting pre- approved you can understand what you can afford and determine your mortgage payment. You’ll need to start preparing for escrow and to obtain a pre-approval letter.
Find Your New Home
Begin by comparing home and neighborhood to start narrowing down the neighborhood you desire. From there, you can narrow down your favorites and we begin our home tours and inspections to find your dream home!
Make A Offer & Negotiate
After using comparative analysis strategies , we will determine the best price to offer for the home. In a competitive market, you may not be the only one bidding and will want to stand out. I will help you negotiate where we can to get the best price for your home.
Once we are under contract, we will move into getting home inspections, appraisals, securing your loan, move-in dates and preparing for closing day.
Before You Close
Get organized before the big closing day. You will want to transfer funds, reserve a moving company for move-in date, and set up utilities.
Final Walk through
We will do a walk through of your new home 24-48 hours before we close. We will make sure that the property is in good shape and nothing has been damaged in the moving process.
Final step! Documents are signed, keys are exchanged! You can start moving into your new home!!
Steps In The Rental Process
You will need to fill out an application for renting a new home. You may also need to pay for a background and or credit check as well. If you have pets, be sure to check on the pet policy. Check to see if there is a pet deposit and if so how much it will be.
Move In Amount
You will need to know how much rent, deposit and any other fees that may be included when renting a new place. You will want to know when rent is due and how the landlord would like to receive payment. Keep all your receipts for your record.
Once accepted you will need to pay the landlord the total amount for move-in. Also, you will want to do a walk through of the property to make sure nothing is damaged. If something is, you need to address it with the landlord so you will not be charged.
Move In Day
You are ready to move into your home!
